Relocating to the Space Coast for Aerospace Work: A Practical Guide

If you are relocating to Brevard County for a job at Kennedy Space Center, Patrick Space Force Base, or one of the aerospace and defense contractors on the Space Coast, the house search matters as much as the job offer. Where you land affects your commute, your timeline, and how much of the move actually feels manageable.

Here is what that search actually involves, from someone who works with relocating aerospace employees regularly.

Why aerospace workers are landing in Brevard County

Brevard County sits at the center of Florida's aerospace and defense corridor. Kennedy Space Center and Patrick Space Force Base anchor a workforce that includes NASA and Space Force personnel, prime contractors, and a growing base of commercial launch and manufacturing companies. That employment base has kept demand steady even as parts of Florida's housing market have cooled.

For someone relocating, this usually means a compressed timeline. A start date is set, sometimes a signing bonus or relocation package has a clock on it, and the house search has to move faster than a typical local buyer's search would.

Where relocation and aerospace clients actually buy

I work with relocation and aerospace clients regularly, and in my own experience, most of them end up buying in one of three places, depending on commute priorities and what they want in a home.

Viera. Central Brevard, with a shorter commute up US-1 or I-95 toward North Brevard and Kennedy Space Center than communities further south. A mix of new construction and established resale, with easy access to the Suntree/Viera commercial corridor.

West Melbourne. South-central Brevard, a longer commute toward Kennedy Space Center but a shorter one toward Patrick Space Force Base and the Melbourne-area employers. Primarily newer construction, with HOA-governed communities being common in this area.

Rockledge. Closer to the Indian River and to the Pineda Causeway and SR-528 corridor, with a mix of established neighborhoods and newer development. A common choice for buyers who want proximity to the river and a shorter drive north.

None of these is the "right" choice on its own. The right one depends on which facility or office you are commuting to, whether you want new construction or an established home, and how much drive time you are willing to accept.

Commute and geography, plainly explained

Brevard County runs roughly 72 miles north to south, and commute planning matters more here than in a smaller county. Three corridors carry most of the daily traffic: I-95 for north-south trips inland, US-1 for a slower but more direct coastal-adjacent route, and SR-528, the Beachline, for east-west trips toward the coast and the causeways connecting to the barrier island.

If your job is at Kennedy Space Center, a home in North Brevard or Central Brevard generally means a shorter drive than one in South Brevard. If you are headed to Patrick Space Force Base or a Melbourne-area employer, that flips. It is worth confirming with an actual test drive during a visit, since traffic patterns shift with the time of day and the pace of new development.

What relocation buyers usually ask that a listing photo can't answer

Financing while still employed out of state. Lenders can usually work with an out-of-state buyer, but a job offer letter, a start date, and sometimes a signed relocation agreement all factor into pre-approval. Getting pre-approved before the house search starts, not after, saves real time.

Insurance and flood zones. Florida homeowner's insurance costs and requirements vary by flood zone, construction type, and age of the roof. This is worth investigating early, since it affects the true monthly cost of a home beyond the mortgage payment, and it is a conversation better had with a licensed insurance agent than guessed at.

HOA and CDD basics. Many newer Brevard communities carry a homeowners association fee, and some carry a Community Development District assessment on top of property taxes. Both are worth understanding before writing an offer, not after closing.

Timing a purchase around a start date. Closing timelines in Florida typically run 30 to 45 days from a signed contract, sometimes longer for new construction if the home is not move-in-ready. Coordinating that against a job start date is a real planning exercise, especially if temporary housing needs to bridge the gap.

What to do next

Relocating for a new job is enough to manage on its own without the house search adding stress on top of it. If you have a start date, an employer, and a general idea of where you will be working, that is enough to begin narrowing down where to focus.
